What goes on a roofing estimate
A roofing estimate needs the roof in squares, photos of it as it is, the insurance claim, a per-sheet price for decking, and the two warranties named apart. Those are the lines this template adds to the scope, materials, timeline, labor and terms any estimate has (explained in what a service estimate needs), and each is explained below in the order it appears on the estimate.

Photos of the roof as it is
Attach photos of the roof as it is, taken from a drone or a ladder. The customer cannot see their own roof; the photos show the damage you are pricing, and they are the record of its condition before you start. The sample ticks “Drone” — note which you used, and number the photos so the scope can point to them.

The insurance claim
For insurance work, put the claim number and the adjuster’s details on the estimate. The adjuster compares your scope with theirs, and the homeowner needs both documents to point at the same claim. The sample leaves a line for each — “Claim no. ____ Adjuster ____” — to fill in from the homeowner’s claim paperwork before the estimate goes out.

Replacement, repair and gutters, as ranges
Put each project on a line with a range. The roofing sample quotes a 24-square replacement at $8,000–$14,000, a 4-square storm repair matched to the existing shingles at $1,500–$3,000, and 200 linear feet of seamless gutters at $2,000–$3,500. The replacement’s spread comes from the decking found at tear-off, and the per-sheet decking line under the projects is what keeps that spread honest.

Decking found at tear-off
Say whether the price depends on the decking you find at tear-off. Rotten plywood stays hidden until the shingles are off, so price it per sheet in advance: “Damaged decking found at tear-off is replaced at $85.00 per sheet.” The itemized replacement below allows for three sheets; any more change the total by a figure the customer has already agreed to.

Labor apart from materials
Once the job is measured, price it line by line, with labor listed apart from materials, so the customer sees what each costs. This sample itemizes the full roof replacement that way — tear-off, shingles, decking, ice and water shield, then every material by the square or the foot: $5,505.00 of labor and $3,305.00 of materials, $8,810.00 in all, inside the $8,000–$14,000 its project line gives.

Two warranties, named apart
Name the two warranties apart: the manufacturer’s warranty on the shingles, and your own workmanship warranty on the installation. They cover different failures and can run for very different lengths of time, and a customer can easily read one number as both. The sample’s last term leaves a line for each, “Shingle warranty (manufacturer)” and “Workmanship warranty”.

The deposit that books the crew
Everything above the signatures is what the homeowner agrees to. The roofing sample asks for half to schedule the work — $4,405.00 of the $8,810.00 replacement — under terms that already fix new decking at $85.00 a sheet and name both warranties. The homeowner signs and dates it, you countersign, and the deposit line records the day it was paid.

How do I estimate a roof replacement?
Measure the roof in squares; one square is 100 sq ft. Factor in the pitch and a waste allowance for cuts. Then add the layers to tear off, the decking condition, and valleys, dormers and penetrations.
Should roofing estimates include potential extra costs?
Yes. Say that decking repairs, extra tear-off layers or code-required upgrades may add to the cost. Give a per-sheet price for new decking, so the customer knows it up front.
