A remodeling day, as booked
A remodeler’s project manager does not plan the day so much as collect it from the jobs. Each remodel runs on its own schedule inside someone’s home, and the visits fall out of those schedules: the crew is let in at 7, the city gives the rough-in a morning, the countertop templater comes at 10, the new clients can do 1, the showroom 3. The one visit nobody timed, the punch list on a kitchen finished last week, is pencilled in at the end, across town.

10:20 am, a bearing wall
The demo crew on the Sahuaro Dr kitchen opens the ceiling before cutting out the wall to the dining room, which the plan takes out as a partition. The ceiling joists from both rooms lap over it: the wall is holding up the ceiling. Nothing more comes down until the project manager has seen it.
Add the job and Business Genie re-orders the rest of the day around it, keeping the time windows already promised. The project manager gets turn-by-turn directions to the next stop.

The wall coming out is bearing.
It can still come out, on a beam. An engineer sizes the beam and the city approves the change to the permit; the project manager prices the beam, its two posts and their footings as a change order, and the homeowners sign it before the wall comes down. Until then the wall stays, and the crew carries on with the rest of the demo.

Crew start in a lived-in home
The family is still living in the house. The project manager lets the crew in, checks the dust walls and the floor protection from the door to the room, and goes over the day: what comes out, what is delivered, and what has to work again by evening, like the only shower.
Rough-in inspection
Before insulation and drywall, the city inspector checks the new framing, plumbing, wiring and ductwork against the permit. The walls cannot close until it passes, and a failed item means a fix and another visit.
Change-order walk
Opening walls finds what the plan could not show: a pipe or a duct in the way, wiring to bring up to code, rot, a load nobody expected. The project manager sees it, works out the fix with the trade or the engineer, and prices it for the homeowners to sign before the work goes on.
Countertop template
With the base cabinets set and level and the sink and faucet on site, the fabricator’s templater makes a full-size pattern of every top. The seams, the overhangs and the sink are settled with the homeowners before the stone is cut. The tops go in one to two weeks later.
In-home design consultation
The first visit. The homeowners say what they want and what they mean to spend; the room is measured and photographed, and the walls, the plumbing and the electrical panel are looked at for what the plan will run into. It becomes a design agreement or a proposal.
Selections at the showroom
The homeowners choose the tile, the plumbing fixtures, the lighting and the hardware. Each choice is priced into the job and ordered against its lead time, so it is on site before the crew needs it.
Punch list and final walk
The homeowners’ list of small things on a finished room is worked off: a drawer that rubs, grout to touch up, a missing cover plate, caulk along the backsplash. They walk it once more and sign off, and the final invoice goes out.
