A flooring estimator’s day is measures, sold as a morning or an afternoon because the homeowner has to be home, around the visits that cannot move: slab probes are read 24 hours after they were set, and last week’s floor gets its walkthrough. Written down as the calls came in, the morning runs from one edge of town to the other and back, and the probe reading slips past its hour.

11:10 am, a crack under the carpet
An install crew calls from Cedar Ave: with the old carpet up, the slab by the patio door has a crack with one side standing proud. It has to be ground flat before plank goes over it, and the homeowner has to sign for that first. The crew lays the bedrooms meanwhile.

Carpet to plank in five rooms.
A flooring measure ends in a drawing, and everything the proposal is priced from comes off it: the square feet, the boxes of plank, the trim and transitions by the foot, and the days the installers are booked for. How the plank is laid changes the numbers: on a diagonal or in herringbone more planks are cut at the walls, and the crew lays slower.
Straight, laid along the hall. 241 whole planks and 119 cut to fit at the walls, the closets and the doorways. The piece cut off the end of one row starts the next, so little of what is cut is thrown away. Estimated at 10% over the measured floor: 37 boxes.

Slab moisture test
Holes are drilled into the concrete and sealed humidity probes set in them, then read 24 hours later. Wood and many vinyl floors have a limit for the slab’s moisture; a slab over it gets a moisture barrier or more time to dry.
Change order on a job underway
The crew has found what the measure could not see: a cracked or uneven slab, a soft subfloor by a toilet, a second floor glued under the carpet. The extra work is looked at, priced and signed before the crew covers it.
Final walkthrough
The homeowner walks the new floor with the estimator: the transitions, the trim, the cuts at the door jambs, anything that flexes or sounds hollow. Anything left is listed for the crew, and the balance is invoiced.
Warranty inspection
A floor that has gapped, cupped, started to squeak or lifted at a seam is looked at where it lies: the gaps measured, the slab or subfloor under it checked for moisture, photographs taken. What was the install goes back to the crew; what was the product goes to the maker as a claim.
In-home measure
Every room is measured wall to wall, closets and doorways included, and drawn to scale. The subfloor is checked for flat and for squeaks, the stairs are counted, and the homeowner holds the samples from the van against their own light and walls.
