A pressure washing day is booked around the weather. Today had a house wash and a roof to quote; Monday’s rain pushed three more jobs onto it, and they went in round those two, in the order they were booked. The house wash goes first, to be finished before the sun is on the walls, then the rained-out fence in the south-west and oil stains in the east, the roof quote in the far north-west, and the rained-out pool deck back east. Only the roof quote has a time. For the rest nobody needs to be home, only the water on and the gate unlocked.

The house goes first and the concrete last, so nothing rinsed off the walls lands on a clean driveway. The concrete is pre-treated just before the surface cleaner goes over it, given a few minutes to work and never left to dry in the sun. How long the stop takes is its square footage, of siding and then of concrete: the same numbers the job was priced by.

Most house washes and driveways are quoted from a measurement of the property. A roof, a deck to be restored or a commercial site gets a visit: the surfaces measured, the stains looked at, and the water supply checked.
Driveways and sidewalks
The concrete is pre-treated, then cleaned with a surface cleaner, a spinning bar under a round hood, in overlapping passes so it dries without stripes. The edges are done with the wand, then the slab is post-treated and rinsed. Priced by the square foot, with a minimum charge.
Fleet washing
Trucks and vans are washed at the customer’s yard, at night or early in the morning while the fleet is parked. Priced by the vehicle, usually on a weekly or monthly schedule.
Decks and fences
Wood is cleaned at low pressure with a wood cleaner so the grain does not fur, then a brightener brings the colour back. Staining or sealing is a second visit, once the wood has dried for a day or two. Priced by the square foot, or by the foot of fence.
Roof soft washing
The black streaks on a roof are algae. A stronger mix is applied at low pressure and left to kill it, never blasted, because high pressure strips shingles and cracks tile. The gutters and the plants below are rinsed after. Priced by the roof’s square footage and pitch.
Commercial buildings
Storefronts, sidewalks, drive-thrus and dumpster pads, often with hot water to cut grease and gum, before the business opens or after it closes. Where local rules require it, the wash water is recovered instead of going down the storm drain. Priced by the square foot or on a monthly contract.
House washing
The plants are soaked first and the downspouts bagged. A mild mix of sodium hypochlorite and surfactant goes on the siding at low pressure from the bottom up, dwells a few minutes, and is rinsed off from the top down. Priced by the square foot of wall (the house’s perimeter times its height), or by its size and storeys.
